An Inventory and Schedule of Condition Report is a crucial document at the start of any tenancy. It provides a detailed record of the property's condition, cleanliness, and contents, protecting both landlords

and tenants.

This report helps prevent disputes over damage, missing items, or cleaning issues when the tenancy ends. By having a thorough inventory, landlords can fairly assess wear and tear, identify any necessary deductions from the deposit, and ensure a smooth check-out process.

Check In

During the check-in process, our inventory clerk will meet the new tenants at the property to go through the Inventory and Schedule of Condition Report in detail. This ensures tenants understand and agree on the recorded condition of the property from day one.

As part of the check-in, we will also:

• Take and document meter readings for accurate billing.

• Confirm key handover and ensure tenants receive the correct set.

• Address any immediate questions about the inventory or the property.

This thorough check-in process helps avoid disputes later and ensures a smooth start to

the tenancy.

Check Out

At the end of the tenancy, a check-out inspection is conducted to assess the property's condition and contents, comparing them to the original check-in report.

Our inventory clerk will:

• Record any changes, damage, or missing items.

• Assess fair wear and tear versus tenant responsibility.

• Take final meter readings for accurate billing.

• Provide a detailed check-out report to support deposit return decisions.

This process ensures transparency, helps avoid disputes, and protects both landlords and tenants.
